It’s December 31, 2025, and The Local Housing Project provides housing to members of the workforce in the Mount Washington Valley.
This creates a sense of community as people who work here can also afford to live here. Our current property portfolio consists of small multi-family and single family homes. We purchased these with a small team and are currently focused on scaling the number of properties as well as making the current holdings more energy efficient and sustainable.
While the business is still run entirely by Helon, the team of people who are involved with the project is multi-faceted and focused on building relationships. Our operations team is made of a network of local contractors. We promise to support local contractors and handymen. It’s part of our name. Our acquisition team consists of a realtor, lawyer, and lender. Creativity at this stage is what allows this business to thrive.
Our reputation of trust, quality, and customer service makes us one of the desired landlords in town. Contractors like working with us because they feel involved and we trust them to make decisions when needed. Our tenants stay long-term because our pricing is affordable and the quality of our housing is high.
We spend 25% of our profits on our marketing campaign. This is a mix of raising awareness of our brand online to advocate for affordable housing as well as local efforts to drive leads that we can turn into rentals. Three years into the journey of this project, the current focus is on growth. We love word of mouth referrals, but find that having an online presence allows the company to attract investors quickly, both locally and from afar.
All business with tenants is performed online at our website. We post a blog on our website once a week with updates about the business and where some of our projects are. All social media is an attempt to drive traffic to our site and advocate for affordable prices. While the main focus of this entity is to provide affordable housing to the local workforce, we use the website and social media to educate people about creating sound finances that would allow them to be more competitive when it comes time to renting or purchasing a home.
We demand feedback from our tenants, contractors, and partners. We strive to become better in order to create a stronger community. We regularly hear, “these houses are well-maintained and in great condition” and tenants always get “a quick response for maintenance requests.” We love to hear success stories from someone who can claim, “I found housing through The Local Housing Project.”
Looking to the future beyond 2025, the long-term goal of this project is to purchase plots of land and create small communities through mixed multi-use housing. We envision this being a mix of renovating old farms as well as property development with new builds. Prior to taking on larger renovations or designs like this, the business is focused on setting up systems and building a reputation based on our values. Once this is cemented, we look forward to taking on bigger projects that will showcase New England architecture and sustainable opportunities to connect with the land.
